2023 is looking like it’s going to be another very good year for UK property and investing in buy-to-let, which is leading many people to ask – what is the best way to invest in UK property in 2023?

That will mean different things to different people and indeed, it will depend on your circumstances as to what the best way is for you, but we’re going to cover some of the most popular property types here.

With the economy now stabilised following a turbulent mini-budget last year, there is optimism that the rest of 2023 will be much more successful despite higher-than-usual inflation and the war in Ukraine.

What is the best way to invest in UK property?

Off-plan property investment

Off-plan property investment is simply purchasing a property that hasn’t been completed yet, but this comes with many benefits.

First and foremost, the properties offered for off-plan investment tend to be state-of-the-art, modern properties that generate high demand and a strong rental income.

Secondly, in many instances the value of the property increases substantially between the time that the property is purchased and completed, meaning the overall value is often much higher than when you bought it.

Finally, most off-plan property investments are in areas that are already popular and where there is good demand – most developers aren’t keen to take big risks with expensive projects. So it’s usually a safe bet that they will be in urban centres with high rental demand.

Student property

Student numbers in the UK have steadily increased since the government removed caps on the number of students that can attend UK universities.

It means that student numbers are high not just in popular urban centres such as ManchesterLiverpool and Leeds, but in up-and-coming areas like Stoke-On-Trent.

Whilst student property doesn’t tend to appreciate in value, the yields are usually higher than in residential property and the occupancy rates are overall very high. This is thanks to a large gap between the available supply of student property and the number of students looking to rent.
