When we talk to our buy-to-let investment clients in the UK, one of the most common questions we get asked is, how do you find the best investment properties? 

It’s a great question and one that, we suspect, the great majority would like answered in a succinct way. Unfortunately, there’s rarely a straightforward answer that applies as a blanket solution to everybody that we speak to. 

For example, the location of your investment may mean higher yields in the short term, but with slower growth in the overall price. Your budget, deposit and financial situation may mean that it’s better for you to invest in student accommodation rather than a residential buy-to-let, for example. 

Having said that, a number of factors, when taken into consideration, can mean that you usually have a very good chance at a strong, profitable and successful property investment. 

Here, we’re discussing some of our current projects and what makes them successful, to give you a better idea of what factors may be taken into consideration when investing in property in the UK.

Three60 Manchester

A perfect example of premium city centre investment, Three60 is a new skyscraper development in the middle of Manchester city centre. 

Manchester’s first cylindrical skyscraper, the development will offer breath-taking views around the city with premium accommodation, 24 hour services and a stunning location within a stone’s throw of Manchester’s most exciting landmarks, restaurants and bars. 

For investors looking to get a piece of the action in one of Europe’s leading buy-to-let cities, this development offers a perfect opportunity. The entry price is higher than in other residential investment areas, however, it’s highly likely that this asset will appreciate quickly and impressively in value.

Yields are slightly lower than if you bought a residential property in, say, the north east of England, but the longer term implications are that you’ll own an asset that brings enormous demand in a city that is growing ferociously quickly.

You’ll likely not struggle for tenants and this is a property that you can happily sit back and allow to earn you income for the next ten or twenty years. 

Kiln House

Located in Stoke-on-Trent, Kiln House is an excellent example of an investment that has a lower entry price in an up-and-coming area that offers fantastic yields and income returns.

Student accommodation investment may have seemed niche even a few years ago, but as far as smart and reliable investments go, you’d be hard pressed to find better value for money than this asset class. 

Kiln House, having already been completed and tenanted, means that investors can start to make an income immediately, and for less experienced buy-to-let investors these types of opportunities represent perhaps the best way to start building your portfolio.
