Case study 5: Freehold block of 48 apartments in North Manchester
Challenge: The client looked to achieve a high reversionary yield whilst maintaining a high quality spec purchase. They wanted to ensure the properties are flexible to let either to long term tenants or on Serviced Accommodation for corporates.
Solution: We sourced a freehold including 26 of the 48 apartments in the building, and negotiated a discount of 20% below list price. All apartments were completed to hotel like spec and 70% were pre-let before handover/completion took place. Client will enjoy a 12% ROI annually as well as full control of the building due to owning the freehold.

Challenge: Client came to us looking for a freehold block of apartments in the North West, must be freehold and must provide a long term stable income.
Solution: We sourced a brand new build, freehold block of 29 apartments. The entire building was let to a housing provider on 1 single rental lease providing long term income on a 25 year term. The client had the opportunity to flip the building to a Pension Fund to achieve 30% capital gain in just 12 months, however they elected to hold for income as per original investment plan.
